Valley Center Real Estate

You can't miss that wonderful feeling of spaciousness here. Our nearly 20,000 locals are happily spread over a 100 square mile planning area. Residents of the little hamlet cherish views or green, rolling hills and seasonal streambeds lined with native live oak and sycamore trees, and the panorama of Rodriguez Peak and the Palomar Mountain range.

The unincorporated community of Valley Center has the beauty and quiet of the country. It is just five miles from Escondido which has one of the best shopping centers in San Diego County, a wonderful hospital district, and boasts all the advantages for which one could ask.

Valley Center also has a mild climate in which such delicate crops as avocados, citrus, and flowers are successfully produced. There are several ways into the valley and, once entered, the rest of the world drops away, and one becomes aware of the beauty, orchards, flowers and decorative trees, lovely hills and majestic Palomar Mountain.

The topography is varied with elevations ranging from about 1000 feet to over 2000 feet. Relatively little of Valley Center is strictly flat but a large portion of it is gentle enough to be used for a wide variety of purposes. Not the least of the advantages of the unique topography is that most properties have a nice view and quite a few have spectacular views.

There is a small commercial district which caters primarily to area residents. These are friendly local merchants, restaurateurs, and professional people, who are most likely residents of Valley Center themselves. Many people come to Valley Center to retire, but get caught up in various activities. There are senior groups, service clubs (Rotary, Optimist, Kiwanis, Lions and the Women's Club), the Chamber of Commerce, youth sports teams, a horse organization, 4-H and many others.

The Valley Center-Pauma Unified School District is among the finest in the state and nation. There is a Primary School (K-2), two elementary schools, the Lower Elementary (2-4), Upper Elementary (5-6), a Middle School (7-8) and High School (9-12), Lilac School (K-5), Pauma School (K-8), and Palomar Mountain School (K-8). The District has many computers for their students plus other top of the line educational equipment. We currently have 5000 students enrolled in our schools.
